M&M Property Management Criteria & Application Process

All applicants age 18 or older must complete an application. 

  1. All applicants must provide current government-issued photo identification.
  2. Applicant must show an income of three times rent (before taxes – individual or household income). Proof of income is required by way of bank statements, pay stubs, signed and dated offer letters, etc and must be provided at the time of application.
  3. Applicant must have a credit score above 625 (a locked credit history may result in additional fees.) and minimal active collections. 
    1. Co-signers are accepted but must show proof of income being four times the monthly rent, have excellent credit and background checks.
  4. Applicant cannot have:
    1. Unresolved debt with a landlord
    2. An active eviction (although this can overridden with proof of resolution)
    3. Any negative landlord references
    4. An active Bankruptcy (can override if discharged for two years)
  5. Applicant must provide residency verification: name and phone number of your previous landlord.
  6. Applicant must have seen unit prior to applying
  7. Submitting false information or fraudulent documentation will constitute grounds for denial of application and the lease may be nullified.
Meeting these requirements does not guarantee application approval. Approval determinations are based on criteria set by a third party screening and reporting agency, which evaluates the content of your credit report background and verified income. 

Other Important Items of Note:

  • There is a non-refundable $75 app fee per each adult (18 and over) – please only apply if you meet the criteria stated above
  • Prospects must VIEW the apartment of interest before applying
  • Applicant must be able to provide their own transportation to showings
