Rental Property Managment
| Daily Service |
| We do our best to respond quickly and make decisions that are in the best interest of owners and tenants. |
| Emergencies, repairs, or improvements are handled by the janitorial first, then professional contractors. We have established good working relationships with many local professionals. |
| Property conditions are continually reviewed using our own on site evaluations plus local and state building inspections. |

| Showings |
| Showings are done directly from the main office staff or by on-site managers. Occasionally a showing will be through The Oak Park Housing Center. Direct interface with a potential tenant is very important. This is where we begin our tenant history evaluation. A good tenant profile can reduce many possible future problems. |

| Security Deposits |
| Our standard is one and one half the monthly rent. |
| |
| Rent |
| Rents are due on the first of each month with a five day grace period. The penalty is $25 after the 5th, then $5 per day thereafter. |

| Leases |
| Leases are typically made out for one year with lease ending dates staggered from March 31st through July 31st. We use our own lease form for residential and the Cole lease form for commercial. Also included is a separate lease rider explaining responsibilities of the security deposit in detail. |

| Reports |
| Computer generated reports consist of all income, expenses, occupancy, vacancy, rent roll, etc. in detail. Reports are generated monthly. "Yardi Property Management for Windows" is the software of choice. |
